Development Management

We specialise in providing a full development management service. This is of particular interest to Practice’s considering undertaking a development themselves. The role encompasses acting as principle co-ordinator for the development delivering comprehensive and tailored solutions for the project. The philosophy is to provide specialist development knowledge to the Practice and run the project reporting throughout to the Practice on all matters. Included in the role are:-

  • Feasibility Study;
  • Project Brief in line with NHS guidelines;
  • Developers briefing document;
  • Project Plan;
  • Liaise with NHSE/CCG & District Valuer;
  • Follow NHS/CCG procedures to ensure priority project status;
  • Draft Project Initiation Document/Business Case;
  • Advise on composition and terms of Professional Team – Architect; QS; M&E Consultant; Structural Engineer and Solicitor;
  • Prepare and maintain master cost plan;
  • Site identification and acquisition negotiations;
  • Advise on design matters ensuring compliance with NHS specification (Room Data Sheets);
  • Negotiate Heads of Terms with third party occupiers (eg: Pharmacy);
  • Advise and co-ordinate all necessary due diligence site surveys required for both planning and development;
  • Co-ordinate all planning matters including liaison with Officers and public engagement;
  • Advise on suitable contractors and co-ordinate tendering and appointment;
  • Monitor construction;
  • Organise handover and snagging;
  • Inspect at end of defects period.
